Bono Modo Ltd. is a company authorized to provide mediation services as per the Law on Property Mediation (Narodne novine 107/07). It is registered in the Registry of mediators at the Croatian Chamber of Commerce with entry number 112/2023.
Bono Modo real estate agency has the responsibility to:
- find opportunities for agreements for all clients with care
- inform clients about all legal, tax, and other obligations from the transaction
- update clients on all important details related to the transaction
- carefully handle all necessary steps for advertising clients’ properties and any other agreed advertising as per the mediation contract
- perform a market valuation of the property
- check all ownership documents of listed properties
- keep clients’ personal information confidential
- gather all relevant data and information for lease or sale agreements
- mediate in negotiations if the client requests it
- make sure that listed properties are available for viewing Bono Modo real estate agency charges a commission only after the instruction is fully completed, meaning after the lease agreement is signed or the full sale price is paid to the seller.
PRICE LIST OF INTERMEDIARY SERVICES
BONO MODO d.o.o.
Effective from: July 1, 2026
This Price List is an integral part of the Real Estate Intermediation Agreement concluded between BONO MODO d.o.o., 21000 Split, OIB: 21501896362 (hereinafter: the Intermediary) and the Principal.
All fees listed in this Price List are expressed excluding Value Added Tax (VAT) and shall be increased by VAT in accordance with the applicable regulations.
The amount of the intermediary fee is determined by the Real Estate Intermediation Agreement, in accordance with this Price List, the General Terms and Conditions, and the Real Estate Intermediation Act.
I. INTERMEDIARY FEES
Intermediation in the Sale of Real Estate
If the seller is the Principal of the Intermediary:
- Intermediary fee: up to 6% of the agreed purchase price.
- Minimum intermediary fee: EUR 2,500.00.
Intermediation in the Purchase of Real Estate
If the buyer is the Principal of the Intermediary:
- Intermediary fee: up to 6% of the agreed purchase price.
- Minimum intermediary fee: EUR 2,800.00.
Intermediation in Renting or Leasing Real Estate
If the landlord or lessor is the Principal of the Intermediary:
- For agreements from 6 to 36 months: 100% of one monthly rent or lease payment.
Intermediation in Renting or Leasing Real Estate (Taking on Lease)
If the tenant or lessee is the Principal of the Intermediary:
- For agreements from 6 to 36 months: 100% of one monthly rent or lease payment.
II. SERVICES INCLUDED IN THE INTERMEDIARY FEE
The intermediary fee covers the standard intermediation services provided by BONO MODO during the preparation and execution of the legal transaction, in particular:
- Finding and connecting the Principal with a potential contracting party for the purpose of concluding a legal transaction.
- Assessing the market position of the real estate and informing the Principal about market conditions and comparable prices.
- Collecting and reviewing available documentation on the real estate and verifying the ownership status within the scope of publicly available data.
- Creating presentation materials and professional preparation of the real estate for the market with a detailed description using photographs, floor plans, and VR, as well as arranging appointments for viewings in person or via VR technology.
- Advertising the real estate through appropriate marketing channels domestically and abroad, where applicable.
- Organizing and conducting viewings of the real estate.
- Communicating with interested buyers, tenants, or other potential contracting parties.
- Participating in negotiations to achieve terms acceptable to the Principal.
- Timely informing the Principal of all circumstances relevant to the conclusion of the legal transaction that are known or should be known to the Intermediary.
- Cooperating with legal aid providers who will supervise and manage the entire purchase process from the preparation of the Pre-contract, Purchase Agreement, and Tabular Statement to the registration of ownership rights in the land registry, as well as the Real Estate Lease/Rental Agreement.
- Preparing a detailed handover protocol with the contracting parties.
- Providing assistance in obtaining approvals for the acquisition of real estate ownership rights for third-country nationals.
- Transferring all utility bills to the new owner or the new tenant/lessee.
- Verifying the designation of the land if the subject of intermediation is building or other land.
- Informing the Principal of the obligations arising from the regulations on the prevention of money laundering and terrorist financing.
- Maintaining data confidentiality and protecting the personal data of the Principal in accordance with applicable regulations.
- Acting with the care of a prudent expert in accordance with professional rules.
III. INTERMEDIATION FOR BOTH CONTRACTING PARTIES
BONO MODO may intermediate for both contracting parties only if a separate intermediation agreement has been concluded with each party. The intermediary fee may be collected exclusively from the person with whom the intermediation agreement has been concluded.
Purchase and Exchange
- The highest total amount of intermediary fees that BONO MODO may charge from all principals for the same real estate is 6% of the agreed purchase price or the value of the legal transaction, increased by VAT.
- If it is agreed that the fee is to be paid by both contracting parties, their total amount cannot exceed the specified limit.
- If the Intermediary has a concluded intermediation agreement with two principals for the same real estate, but it is agreed that the intermediary fee is paid by only one contracting party, the Intermediary may charge that party an intermediary fee up to a maximum of half of the highest total amount of intermediary fees determined by this Price List, i.e., a maximum of 6% of the agreed purchase price of the real estate, or the value of the legal transaction, increased by VAT.
Rental and Lease
- The highest total amount of intermediary fees that BONO MODO may charge from all principals for the same real estate is 300% of one monthly rent or lease payment, increased by VAT.
- If the Intermediary has a concluded intermediation agreement with two principals for the same real estate and it is agreed in those agreements that the intermediary fee is paid by both contracting parties, the total amount of the intermediary fee charged to both principals for the same real estate must not exceed the highest total amount of the intermediary fee determined by this Price List.
- If the Intermediary has a concluded intermediation agreement with two principals for the same real estate, but it is agreed that the intermediary fee is paid by only one contracting party, the Intermediary may charge that party an intermediary fee up to a maximum of half of the highest total amount of the intermediary fee determined by this Price List, i.e., a maximum of 150% of one monthly rent or lease payment, increased by VAT.
IV. ADDITIONAL SERVICES
The intermediary fee refers to standard intermediation services. All additional services that are not covered by the regular business operations of the Intermediary shall be contracted separately.
At the request of the Principal, BONO MODO may organize or coordinate:
- Real estate appraisals and valuations.
- Architectural and design services.
- Geodetic services.
- Preparation of energy performance certificates.
- Home staging and interior decoration.
- Financial and tax consulting.
- Assistance in obtaining financing.
- Property management.
- Other professional services according to the needs of the Principal.
The costs of attorneys, public notarizations, court fees, taxes, geodetic services, architects, appraisers, banks, translators, and other professional experts are not included in the intermediary fee, unless otherwise agreed.
